Objectives of the Course

The aim of this course is to enable students to evaluate urbanization processes and environmental policies in terms of housing, land, real estate markets, sustainability, and quality of life.

Course Content

The course covers urbanization, the urbanization process in Türkiye, housing policies, land use, environmental problems, sustainable cities, climate change, local governments, transportation, disaster risk, and relations with the real estate sector.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Urbanization and Environmental Policies: The concepts of city, urbanization, environment, environmental policy, and sustainable city are explained.
Week 2 - Theoretical
Historical Development of Urbanization: Industrialization, migration, population growth, housing needs, and the growth process of cities are discussed in general terms.
Week 3 - Theoretical
Urbanization Process in Türkiye: Rural-to-urban migration, informal settlements, unplanned growth, metropolitanization, and current urbanization problems in Türkiye are examined.
Week 4 - Theoretical
Urbanization and Housing Policies: The relationship between housing supply, housing demand, rent problems, social housing, the right to housing, and the real estate market is explained.
Week 5 - Theoretical
Land Use and Urban Development: The role of residential, commercial, industrial, green, transportation, and public service areas in urban planning is discussed.
Week 6 - Theoretical
Environmental Problems and Urban Life: Air pollution, water pollution, noise, waste management, lack of green spaces, and the effects of dense construction on quality of life are explained.
Week 7 - Practice
Urbanization Problems Case Evaluation: Students are asked to evaluate housing, transportation, environmental, and quality-of-life problems through a sample neighborhood or city.
Week 8 - Theoretical
Sustainable Cities: Sustainability, compact cities, mixed use, green infrastructure, energy efficiency, and environmentally friendly urban development approaches are explained.
Week 9 - Theoretical
Climate Change and Cities: The effects of climate change on cities, heat waves, flood risk, drought, disaster resilience, and adaptation policies are discussed.
Week 10 - Theoretical
Local Governments and Environmental Policies: The roles of municipalities in environmental protection, waste management, green spaces, transportation, zoning, and climate action plans are explained.
Week 11 - Theoretical
Urban Transportation and Environmental Impacts: Public transportation, pedestrian and bicycle mobility, traffic congestion, parking problems, and the effects of transportation decisions on real estate value are examined.
Week 12 - Theoretical
Disaster Risk, Urban Resilience, and Environment: Disaster risks such as earthquakes, floods, landslides, and fires are evaluated in terms of risky areas, building safety, and environmental resilience.
Week 13 - Theoretical
Kent and Use of Urbanization and Environmental Knowledge in the Real Estate Sector: The responsibility of real estate agents to inform clients about environmental quality, transportation, green spaces, disaster risk, planning decisions, and quality of life is explained.
Week 14 - Theoretical
General Review and Practical Urban-Environmental Analysis: The semester topics are reviewed; students are asked to prepare a short urbanization and environmental assessment for a sample neighborhood or property environment.
