Objectives of the Course

The aim of this course is to enable students to evaluate financing sources, credit processes, rental returns, and financial risks in real estate investments.

Course Content

The course covers real estate finance, interest, credit, installments, mortgages, liens, cash flow, rental income, investment payback, housing finance, land finance, commercial real estate finance, and project finance.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Real Estate Finance: The concept of real estate finance and the importance of financing in housing, land, commercial real estate, and investment properties are explained.
Week 2 - Theoretical
Basic Financial Concepts: Basic financial concepts such as capital, cash flow, cost, return, risk, maturity, interest, borrowing, and equity are discussed.
Week 3 - Theoretical
Real Estate Market and Financial Decisions: The relationship between supply and demand, price formation, economic conditions, inflation, interest rates, and investment decisions in the real estate market is explained.
Week 4 - Theoretical
Housing Finance and Loan Process: Housing loans, down payment, maturity, interest rate, monthly installment, loan application, and banks’ evaluation processes are explained.
Week 5 - Theoretical
Interest, Installment, and Repayment Calculations: Simple interest, compound interest, loan installments, total repayment, and loan cost are examined with basic examples.
Week 6 - Theoretical
Mortgage System and Secured Financing: The logic of mortgages, liens, collateral, loan repayment security, and the basic features of mortgage-based housing finance are explained.
Week 7 - Practice
Midterm / Housing Loan Practice: Students are asked to make a basic financing analysis for a sample home purchase using down payment, loan amount, installment, and total repayment.
Week 8 - Theoretical
Return Analysis in Real Estate Investment: Rental income, annual return rate, payback period, capital appreciation, and the financial performance of an investment are explained.
Week 9 - Theoretical
Rental Income and Cash Flow Management: Rental income, vacancy risk, maintenance expenses, dues, taxes, and methods for calculating net cash flow are discussed.
Week 10 - Theoretical
Financing Land and Plot Investments: Equity, loan use, zoning expectations, development potential, and long-term financial risks in land and plot purchases are examined.
Week 11 - Theoretical
Commercial Real Estate Finance: Rent multiplier, customer potential, business income, and financing needs are evaluated in investments such as shops, offices, warehouses, workplaces, and commercial spaces.
Week 12 - Theoretical
Real Estate Project Finance: Construction projects, land development, pre-sales, cost planning, investor partnerships, and project income-expense balance are explained at a basic level.
Week 13 - Theoretical
Financial Risks and Legal-Fiscal Responsibilities: Interest rate risk, market risk, credit risk, liquidity risk, title deed fees, taxes, insurance, and contract-based financial responsibilities are discussed.
Week 14 - Theoretical
General Review and Practical Financing Plan: The semester topics are reviewed; students are asked to prepare a short financing plan for a sample housing, land, or commercial real estate investment.
