Objectives of the Course

The aim of this course is to enable students to understand the land registry and cadastre system, read title deed documents, and use land registry and cadastre information correctly in real estate transactions.

Course Content

The course examines land registry, cadastre, real property ownership, land registry records, title deeds, block-parcel information, condominium ownership, mortgages, annotations, inheritance transfer procedures, and land registry-cadastre information systems.

Week 1 - Theoretical
Introduction to the Land Registry and Cadastre System: The concepts of land registry, cadastre, real property ownership, and the importance of land registry and cadastre knowledge for the real estate sector are explained.
Week 2 - Theoretical
Concept of Real Property and Ownership Right: The concepts of land, parcel, independent unit, building, and real property ownership are discussed.
Week 3 - Theoretical
Land Registry Records and Registry Book: The structure of land registry records, registry books, page layout, owner information, and basic elements of real property records are explained.
Week 4 - Theoretical
Reading Title Deeds and Registry Records: Information such as block, parcel, area, property type, share, owner, and independent unit details on title deeds is examined through practical examples.
Week 5 - Theoretical
Concept of Cadastre and Cadastral Works: The purpose of cadastral works, boundary determination, surveying, mapping, and ownership identification processes are explained.
Week 6 - Theoretical
Concepts of Parcel, Block, and Zoning Parcel: Cadastral parcel, zoning parcel, block, map sheet, and coordinate information are discussed in relation to real estate practices.
Week 7 - Theoretical
Land Registry Transactions I: Sale and Transfer Transactions: Real property sale procedures, official deeds, responsibilities of parties, title deed fees, and transaction stages are explained.
Week 8 - Theoretical
Land Registry Transactions II: Mortgage, Annotations, and Declarations: Mortgage, usufruct right, lease annotation, family residence annotation, seizure, and other encumbrances are discussed.
Week 9 - Theoretical
Condominium Ownership and Construction Servitude: Condominium ownership, construction servitude, independent units, land share, and management plan concepts are explained.
Week 10 - Theoretical
Subdivision, Consolidation, Change of Property Type, and Correction Transactions: Subdivision, consolidation, change of property type, and correction procedures for real properties are examined at a basic level.
Week 11 - Theoretical
Inheritance, Transfer, and Shared Ownership Transactions: Inheritance, transfer of ownership, joint ownership, shared ownership, and transactions related to jointly owned properties are discussed.
Week 12 - Theoretical
Land Registry and Cadastre Information Systems: TAKBİS, MEGSİS, Parcel Query, and land registry-cadastre services accessible through e-Government are introduced.
Week 13 - Theoretical
Use of Land Registry and Cadastre Knowledge in the Real Estate Sector: The responsibilities of real estate agents regarding title deed control, encumbrance review, parcel inquiry, and providing accurate information to clients are explained.
Week 14 - Theoretical
General Review and Practical Title Deed Examination: The semester topics are reviewed; a practical evaluation is conducted using sample title deed records and parcel information.
