Objectives of the Course

The aim of this course is to enable students to learn basic financial concepts and evaluate personal, professional, and real estate-oriented financial decisions more consciously.

Course Content

The course examines income, expenses, budgeting, savings, interest, inflation, credit, debt management, investment instruments, risk-return relationships, real estate investment, rental income, and financial obligations.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Financial Literacy: The concept of financial literacy, its importance for individuals and businesses, and its relationship with the real estate sector are explained.
Week 2 - Theoretical
Income, Expenses, and Budget Management: Income-expense balance, preparing a personal budget, saving habits, and expense control are discussed.
Week 3 - Theoretical
Saving and Accumulation Awareness: The importance of saving, short- and long-term saving goals, emergency funds, and regular saving methods are explained.
Week 4 - Theoretical
Money, Inflation, and Purchasing Power: The value of money over time, inflation, price increases, and changes in purchasing power are explained with examples.
Week 5 - Theoretical
The Concept of Interest and Basic Calculations: Simple interest, compound interest, loan interest, deposit interest, and their effects on financial decisions are discussed.
Week 6 - Theoretical
Credit and Debt Management: Consumer loans, housing loans, credit card use, borrowing costs, and responsible debt management are explained.
Week 7 - Practice
Basic Financial Calculation Practices: Students are asked to make simple financial calculations such as budgeting, interest, loan installments, and saving plans.
Week 8 - Theoretical
Introduction to Investment Instruments: Basic investment instruments such as deposits, foreign currency, gold, stocks, bonds, funds, and real estate are introduced.
Week 9 - Theoretical
The Relationship Between Risk and Return: Risk, return, maturity, liquidity, and diversification in investment decisions are explained with simple examples.
Week 10 - Theoretical
Real Estate Investment and Financial Evaluation: Cost, return, and payback period are examined in real estate investments such as housing, land, commercial property, and rental income.
Week 11 - Theoretical
Housing Loans and Mortgage Logic: Down payment, maturity, interest rate, monthly installment, total repayment, and the process of buying a house with a loan are explained.
Week 12 - Theoretical
Taxes, Fees, and Financial Obligations Related to Real Estate: Property tax, title deed fees, income tax, rental income, and basic financial obligations in purchase-sale processes are discussed.
Week 13 - Theoretical
Financial Fraud and Consumer Rights: Fake investment promises, types of fraud, responsible consumer behavior, and financial security in real estate transactions are explained.
Week 14 - Theoretical
General Review and Practical Financial Planning: The semester topics are reviewed; students are asked to prepare a sample personal budget, investment plan, or real estate financing plan.
