Objectives of the Course

The aim of this course is to enable students to acquire basic mathematical calculation skills needed in the field of real estate management.

Course Content

The course covers basic arithmetic, ratio and proportion, percentage calculations, commission, tax and fee calculations, area, perimeter, volume, scale, map calculations, interest, loans, installments, rental yield, investment payback, and valuation calculations.

5.The student prepares a study including price, square meter, commission, loan, and rental yield calculations for a sample property.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Vocational Mathematics: The importance of mathematics in real estate management, sales and leasing, valuation, finance, surveying, and daily professional transactions is explained.
Week 2 - Theoretical
Basic Arithmetic Operations and Problem Solving: Addition, subtraction, multiplication, division, order of operations, rounding, and practical professional problems are covered.
Week 3 - Theoretical
Fractions, Decimals, and Ratio-Proportion: Operations with fractions and decimals, ratios, proportions, unit price, price per square meter, and real estate market comparisons are explained.
Week 4 - Theoretical
Percentage Calculations: Percentage calculations are practiced for discounts, increases, commissions, taxes, fees, value appreciation, and rent increases.
Week 5 - Theoretical
Area and Perimeter Calculations: Area and perimeter calculations for squares, rectangles, triangles, circles, and irregular shapes are discussed through land, apartment, and building area examples.
Week 6 - Theoretical
Volume and Usable Area Calculations: Volume, gross area, net area, common area, independent unit area, and building usage area are explained through basic calculations.
Week 7 - Practice
Real Estate-Oriented Mathematics Practices: Students are asked to calculate price per square meter, commission, percentage increase, area, and simple financial calculations.
Week 8 - Theoretical
Scale, Map, and Plan Calculations: Map scale, measuring distance on plans, finding real distances, parcel area, and simple calculations using sketches are practiced.
Week 9 - Theoretical
Introduction to Interest Calculations: Simple interest, compound interest, principal, interest rate, maturity, and their effects on financial decisions are explained.
Week 10 - Theoretical
Loan and Installment Calculations: Housing loans, consumer loans, installments, total repayment, down payment, and loan cost are discussed through basic examples.
Week 11 - Theoretical
Rental Yield and Investment Payback: Monthly rent, annual rental income, payback period, return rate, and the basic mathematics of real estate investment are explained.
Week 12 - Theoretical
Basic Calculations for Real Estate Valuation: Comparable analysis, unit price per square meter, adjustment rates, cost approach, and simple value estimation practices are carried out.
Week 13 - Theoretical
Tables, Charts, and Data Interpretation: Students learn how to interpret sales prices, rental values, customer numbers, portfolio performance, and market data using tables and charts.
Week 14 - Theoretical
General Review and Practical Vocational Mathematics Project: The semester topics are reviewed; students are asked to prepare a short study for a sample property including area, price, commission, rental yield, and loan calculations.
