Objectives of the Course

The aim of this course is to enable students to understand land and plot readjustment procedures, parceling processes, and the effects of these procedures on real estate value.

Course Content

The course covers cadastral parcels, zoning parcels, parceling, subdivision, consolidation, road dedication, land readjustment share, technical documents, jointly owned properties, and land development processes.

Week 1 - Theoretical
Introduction to Land and Plot Readjustment: The concept of land and plot readjustment, zoning applications, and its importance in real estate development are explained.
Week 2 - Theoretical
Relationship Between Cadastral Parcel and Zoning Parcel: The transition from cadastral parcel to zoning parcel and the connection between planning and implementation are explained.
Week 3 - Theoretical
Concept of Parceling: Parceling plans, zoning blocks, zoning parcels, roads, green areas, and public service areas are discussed.
Week 4 - Theoretical
Subdivision Transactions: The division of a property, subdivision conditions, reasons for application, and effects on real estate value are explained.
Week 5 - Theoretical
Consolidation Transactions: The merging of multiple parcels, the purpose of consolidation, application conditions, and its importance for investment are explained.
Week 6 - Theoretical
Road Dedication and Public Dedication Transactions: Dedication transactions for roads, parks, green areas, and public service areas are examined at a basic level.
Week 7 - Practice
Sample Parcel Examination: The basic logic of subdivision, consolidation, and dedication transactions is evaluated through sample parcels.

Land Readjustment Share: The purpose of land readjustment share, its role in creating public areas, and its effects on property owners are explained.
Week 9 - Theoretical
Authorized Institutions in Land and Plot Readjustment: The roles of municipalities, special provincial administrations, land registry and cadastre offices, and other relevant institutions are discussed.
Week 10 - Theoretical
Technical Documents in the Application Process: Parceling plans, subdivision sketches, referenced sketches, coordinate information, and technical file contents are introduced.
Week 11 - Theoretical
Shared Properties and Implementation Problems: Shared ownership, jointly owned parcels, ownership disputes, and problems encountered during readjustment processes are examined.
Week 12 - Theoretical
Readjustment in Terms of Land Development and Investment: Parcel size, location, development rights, transportation access, and value increase after readjustment are evaluated.
Week 13 - Theoretical
Land and Plot Readjustment Knowledge in Real Estate Consultancy: The responsibility of real estate agents to accurately explain parceling, subdivision, consolidation, dedication, and readjustment risks to clients is explained.
Week 14 - Theoretical
General Review and Practical Case Analysis: Zoning status, parceling, and investment potential are evaluated together through a sample plot or land case.
