Objectives of the Course

The aim of this course is to enable students to recognize housing types, building elements, and building quality, and to evaluate real properties from a professional perspective.

Course Content

The course covers dwelling, housing, structure, building, independent unit, housing types, building classifications, basic building elements, structural systems, building materials, building age, maintenance condition, insulation, and permit-occupancy information.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Housing and Building Knowledge: The concepts of dwelling, housing, structure, building, and independent unit are explained; the importance of building knowledge for the real estate sector is discussed.
Week 2 - Theoretical
Housing Types and Usage Purposes: Apartment flats, detached houses, villas, residences, housing complexes, lodgings, and mixed-use buildings are introduced.
Week 3 - Theoretical
Classification of Buildings: Buildings are classified according to usage purpose, structural system, number of floors, building materials, and quality level.
Week 4 - Theoretical
Basic Building Elements: Basic building elements such as foundation, column, beam, slab, wall, roof, staircase, door, window, and facade are explained.
Week 5 - Theoretical
Structural Systems and Earthquake Safety: Reinforced concrete, steel, masonry, and timber structural systems are introduced; earthquake risk and building safety are discussed at a basic level.
Week 6 - Theoretical
Building Materials and Quality Factors: Concrete, steel reinforcement, brick, aerated concrete, insulation materials, ceramic, paint, joinery, and finishing materials are introduced.
Week 7 - Practice
Building Elements Practice: Students’ knowledge of building elements, housing types, and basic building concepts is evaluated through sample images and short cases.
Week 8 - Theoretical
Housing Plan and Spatial Organization: The functions of living room, bedroom, kitchen, bathroom, balcony, entrance hall, corridor, and common areas within a housing plan are examined.
Week 9 - Theoretical
Building Permit, Occupancy Permit, and Project Knowledge: Building permit, occupancy permit, architectural project, site plan, and independent unit plan are explained at a basic level.
Week 10 - Theoretical
Building Age, Maintenance Condition, and Renovation: Building age, maintenance and repair condition, renovation, strengthening, renewal, and their effects on real estate value are discussed.
Week 11 - Theoretical
Thermal, Sound, and Water Insulation: The relationship between thermal insulation, sound insulation, water insulation, energy efficiency, and housing comfort is explained.
Week 12 - Theoretical
Common Areas and Housing Complexes: Stairs, elevators, parking areas, gardens, social areas, security, and shared-use spaces in apartments and housing complexes are evaluated.
Week 13 - Theoretical
Use of Building Knowledge in the Real Estate Sector: The responsibility of real estate agents to accurately inform clients about building quality, usage condition, risks, deficiencies, and value effects is discussed.
Week 14 - Theoretical
General Review and Sample Housing Examination: The semester topics are reviewed; building type, building elements, maintenance condition, and value impact are evaluated together through a sample dwelling.
