Objectives of the Course

The aim of this course is to enable students to understand apartment, residential complex, and collective structure management in legal, financial, technical, and communication dimensions.

Course Content

The course covers apartment buildings, residential complexes, collective structures, condominium ownership, management plans, common areas, dues, budgets, maintenance and repair, board of owners, managers, auditors, personnel management, communication with residents, energy efficiency, and digital residential complex management.

Weekly Detailed Course Contents
Week 1 - Theoretical
Introduction to Building and Residential Complex Management: The concepts of apartment buildings, residential complexes, collective structures, independent units, common areas, and management are explained.
Week 2 - Theoretical
Condominium Ownership and Management System: Basic concepts such as condominium ownership, construction servitude, owner, tenant, manager, auditor, and board of condominium owners are discussed.
Week 3 - Theoretical
Management Plan and Legal Framework: The content and binding nature of the management plan, common living rules, manager authority, and legal responsibilities in residential complex management are explained.
Week 4 - Theoretical
Management of Common Areas: The use and protection of stairs, elevators, parking areas, gardens, pools, social facilities, security areas, and technical spaces are discussed.
Week 5 - Theoretical
Dues and Budget Management: Determining dues, operating budgets, income-expense balance, common expenses, collection, debt tracking, and financial transparency are explained.
Week 6 - Theoretical
Maintenance, Repair, and Technical Services: Building maintenance, elevator control, plumbing, electricity, water, heating, fire systems, cleaning, and periodic maintenance processes are examined.
Week 7 - Practice
Apartment or Residential Complex Management Case Study: Students are asked to make a short evaluation of a common expense, dues, common area, or maintenance problem in a sample apartment building or residential complex.
Week 8 - Theoretical
Board of Owners and Meeting Management: General assembly meetings, agenda preparation, decision-making, decision books, majority requirements, and meeting communication are explained.
Week 9 - Theoretical
Manager, Auditor, and Professional Residential Complex Management: The duties of managers, the role of auditors, professional management companies, service procurement, and management contracts are discussed.
Week 10 - Theoretical
Security, Cleaning, and Personnel Management: Residential complex staff, security personnel, cleaning staff, division of labor, shifts, service quality, and personnel responsibilities are explained.
Week 11 - Theoretical
Communication with Residents and Complaint Management: Effective communication, announcements, information sharing, complaint resolution, and reconciliation methods among owners, tenants, managers, and service providers are discussed.
Week 12 - Theoretical
Energy Efficiency and Sustainable Residential Complex Management: Thermal insulation, common energy consumption, water saving, waste management, green area maintenance, and environmentally friendly management practices are explained.
Week 13 - Theoretical
Digital Residential Complex Management and Use of Technology: Online dues tracking, digital announcement systems, mobile applications, camera systems, smart building technologies, and digital archiving are introduced.
Week 14 - Theoretical
General Review and Practical Residential Complex Management Plan: The semester topics are reviewed; students are asked to prepare a short management, budget, maintenance, and communication plan for a sample apartment building or residential complex.
